Uncorked: September 2026 Dispatch

by Bethany Stephens

Happy September!

With the arrival of the first day of fall, I'm reminded of something we paid attention to when I worked in shopper marketing and consumer insights:  September always functions as a sort of "second new year" when moms (in particular) and households reset.

There's the psychological pull of a fresh start and new routines thanks to the passing of Labor Day and back to school timing plus the traditional turning point of the year that comes with harvest. Even without school-aged kids, there's a draw to transition away from the loose chaos of summer and prepare our homes and ourselves for predictable routines and slowing down.

I find myself wanting to hang on to the last rays of sun with rounds of golf and golden hour on the lake... but books and backyard fires are calling too.

01. Top Notes: Trends & Market Data

My love of patterns and trends followed me into real estate. I believe good data drives good decisions, and I make it my business to keep tabs on things that affect my clients.

Yes, rates are up. And they'll probably go up at least 1 - 3 more times between now and spring as efforts to quell inflation continue. If it's time to buy, there are more and more creative loan solutions out there.

And yes, things are moving slowly in some pockets (like Bentonville and Centerton), but still pretty fast in other NWA areas. If it's time to sell, you can do so... but you will need a bit of patience and a very clear pricing and marketing strategy.

Ironically, my business usually heats up as the calendar turns to September. I've got some phenomenal new listings coming, and quite a few ready-to-roll buyers (both investors and upsizers) shopping... they're just moving much more methodically than when the market was turbo-charged.

02. Wine Events & Happenings
Sip, sip, hooray! A few things I think you should know...

Restore Humanity will hold Winetopia on Friday, October 16 at the Stonebreaker Hotel in Fayetteville - please join us!

Time To Wine Down to benefit Gather to Scatter will be on Wednesday, October 21 at River Grille in Bentonville - it's always a good time with an excellent wine pull.

And while these aren't precisely wine events, there will be beaucoup wine...

The Oktoberfest NWA Beer Festival in downtown Rogers on Saturday, October 17 will have beer... and wine tokens!

And one of our favorite events of the year (I'm biased as a Downtown Bentonville, Inc. board member...) is the annual Crawl-O-Ween Bar Crawl on Friday, October 30. Get your costume ready!

03. Notable Listings

Ultimate Cottage-Core: ($229,000) is the absolute cutest house in downtown Siloam Springs. 984 square feet, 2 bedrooms, 1 bath... it's the ultimate tiny home and perfect starter house or spot for an enthusiastic solo gardener. The current owners poured nearly $70K into it in the past two years and intended it to be their forever home... until a neat job opportunity took them out of state. It's ready for its next era... and boasts Vigo garden beds for spring. 🌱

The Downtown Gem: With bike trail access right across the cul-de-sac for Apple Turnover Trail near Black Apple Creek plus 1.4 miles to the square, this is as good as it gets for Bentonville living under $625K. This 3/2 house is almost completely updated with brand new carpet last month plus new fence, roof, HVAC and countless other updates in the last <3 years. Plus, it's got two bonus upstairs rooms (uncommon in nearby Greenridge homes). She's a beaut! 🚲

The Custom Build: In a prime, accessible spot in SW Bentonville with easy access to everything, this dreamy house is 3,910 square feet ($1,195,000) with a heated, saltwater pool and custom touches at every turn. Outdoor kitchen and entertaining area, low maintenance outdoor spaces, two primary closets, smart features packed throughout, tons of storage and extra space... and the design elements are absolutely flawless. This one is a total show-stopper.

04. Base Notes

What I'd Buy: I'm still swooning over the most perfect A-frame overlooking Beaver Lake that I toured for an investor client a few weeks ago. 17837 Ventris Cove Circle ($798,500) listed by Nate Koenigseder is in an incredible, quiet community with easy access to Rogers and gorgeous landscaping and flagstone leading to the front door. You pull into a glass-backed garage overlooking the cove, and a gigantic wraparound deck takes advantage of the views. Flawless golden hour light... the kind of home where I want to spend the rest of my life.
